Terms and Conditions

Note: 1. Variances can be agreed on, but only by arrangement with the owner in writing.
          2. Payment of deposit constitutes the guest's acceptance of these Terms and Conditions.

  1. Deposit
    Of 50% non-refundable is required to secure the booking.
  2. Balance
    Of the rental amount must be received in full 14 days prior to occupancy. If not, the owner has the right to cancel the booking and attempt to re-let it.
  3. Bond
    Is payable at the same time as the balance amount. The bond will be refunded within 14 days in full subject to the conditions being met. It is designed to cover any additional costs incurred including, but not limited to, any breakage, damage, or excess cleaning requirements, extra guests beyond those declared, etc. Additional bond is payable for certain events including bucks, hens and 21st events.
  4. Cancellation
    If caused by the client. A refund of any money beyond the non-refundable 50% deposit will be paid if the house is re-let for the entire period. The owners will make every effort to ensure the property is available as booked. However the owners reserve the right to make alterations to bookings due to unforeseen circumstances.
  5. Numbers
    Number of people at the property is limited to those noted on your booking sheet. This includes visitors to the property at any time. Fees will apply for excess guests not agreed with the owners in advance.
  6. Check In and Out
    Check In is available at 9am if there are no back-to-back bookings; otherwise it is 12pm. Check out is 10:00am at the latest if there are back-to-back bookings. Late checkout to 4pm can be arranged if there are no back-to-back bookings. Charges will apply for late checkout that has not been arranged and confirmed prior.
  7. Noise
    Please be considerate to our neighbours. Noise must be kept to a reasonable level at all times. No noise between 10:00PM and 8:00AM (by Law). Disturbance to our neighbours, including excessive noise, is prohibited by law and may result in termination of rental and loss of bond. Unfortunately due to previous abuse it is a bond requirement.e
  8. Vehicles
    Must be no more than four in number on the property. Vehicles are not to be parked on the lawns. Fees will apply for excess vehicles not agreed with the owners in advance.
  9. Smoking
    This is a no smoking property. In accordance with the Smoke Free Environment Act; please consider other guests.
  10. Pets
    May be permitted with written owners consent.
  11. Linen
    All bed linen and towels are provided. Towels can be purchased from the Property Manager. Any linen removed from the property will be deducted from the bond at a rate of $45 and $75 for bath and beach towels respectively.
  12. Damage, Breakage, Loss, Injury and Theft
    Are the guest's responsibility during their stay. The guest indemnifies the owners/managers from any claim of injury which may occur. The owners take no responsibility for the tenant’s personal property and recommend that guests lock the property at every opportunity.
  13. Furniture and Equipmemt
    Must not to be unplugged or moved. A charge will be incurred if we have to restore furniture to its original position, or set up AV equipment again.
  14. Gas BBQ
    Is provided for your enjoyment; however we do ask you to clean it after use leaving it in reasonable condition for the next person. Whilst we make every endeavor to ensure it is in good condition and with gas in it for each new tenant, unfortunately this is not something we can guarantee.
  15. Housekeeping
    All food and beverage items must be removed from the refrigerator. Any spillages cleaned up. Dishes washed, dried and put away clean, rubbish placed in the appropriate garbage bin. Charges will apply for additional cleaning.
